Brokerages like RE/MAX, Royal LePage, Century 21 are just names and don’t directly reflect an agent’s experience, knowledge, and selling skills. Realtors are independent contractors. When interviewing realtors, ask them:
- How many homes have you listed (not just sold)?
- What’s your average time on market?
- What percentage of your listings sell over asking?
- What kind of real estate do they specialise in?
- Have they sold homes in your property’s price range?

Check How They Market, Not Just Where
Don’t settle for agents who say: “We’ll get you on MLS, Instagram, and Facebook.” That’s a baseline, not a strategy. They should be excited to help you out, craft a practical marketing plan, and execute it on the right channels to find a buyer.
Ask the agent:
- Do you use professional photography? Or do you take photos on your phone?
- Do you offer video walkthroughs or drone footage?
- Can you show me examples of your listing descriptions?
- Do you market to out-of-town buyers moving into this area?
Ask to see examples of past listings. Compare how they looked and felt. Were the homes staged? Were the photos clear and warm, or dark and uninviting? Did the listing copy make you want to schedule a showing?

Reviews on Google are easy to fake. Ask the real estate agent for 4-5 past clients as references to call and inquire further. A great agent will offer this without hesitation. A hesitant one usually has something to hide.

- How quickly did your agent respond to texts or emails?
- Did they prep you for every step—from pricing to showings to negotiations?
- Were you surprised by anything during the process?
- Would you use them again? Why or why not?
Request a Detailed CMA, Not a Price Guess
A Comparative Market Analysis (CMA) is a detailed report that compares your home to recently sold, active, and expired listings to estimate a fair and competitive listing price. should be the bare minimum before an agent suggests a listing price. Yet many agents still toss out random figures based on “gut feeling” or what the house down the street sold for.
Here’s what a CMA should include:
- Recently sold homes in your area (same size, layout, age)
- Active listings that you’ll be competing with
- Homes that didn’t sell and why
- Adjustments based on upgrades, lot size, or unique features

Watch How They Speak About Other Sellers
This one’s subtle, but it reveals more than you’d expect.
During your meeting, ask the agent to tell you about a recent tough sale they worked on. Listen carefully, but to the kind of details they reveal or how they describe the seller.
Here are a few common phrases to watch for:
- “The sellers were too emotional.”
Translation: I didn’t take the time to explain the process or support them through it. - “They didn’t want to listen to reason.”
Translation: I couldn’t guide them through pricing or strategy. I blamed them instead.
Now contrast that with what a great agent might say:
- “We had to work around a tight timeline, but we found the right buyer.”
- “They had a specific number in mind, so I built a strategy that balanced both goals and reality.”
- “We ran into some bumps with staging, but I brought in my team and handled the heavy lifting.”
Look For A Local Listing Agent
Real estate is local. Extremely local. And in Ontario’s fast-paced markets whether you’re selling in Brampton, Oakville, Hamilton, or Oshawa, a listing agent who knows your area inside and out can make a massive difference.
A local agent knows:
- What buyers in your area expect and what they’re willing to pay extra for
- How different pockets of a neighbourhood perform, even street by street
- What’s coming to the area (like new schools, shopping centres, transit), which can impact buyer urgency
- The right pricing strategy to spark competition in your specific market
It also means better service for you:
- Faster response times if you need help prepping the home
- Local referrals for staging, cleaning, repairs, or junk removal
- Flexibility to handle open houses and last-minute showings without delays
